The council wants proof
Licensed HMOs have to send the council an updated gas safety certificate every year.
A missed renewal is costly
Renting out an HMO that needs a licence without one can mean an unlimited fine.
What an HMO in England has to keep on top of
Choose "HMO" when you add a property and BeCert adds the licence and a fire risk assessment for the shared areas to the usual checks.

How BeCert helps HMO landlords
Licence renewals you see coming
Add your licence dates once. You get a reminder well before it runs out, with time to gather what the council asks for.
A share pack for the council
Send the council, a lender or an insurer a secure link to the certificates they ask for, which expires when you choose.
Every house, every room
Each house shows its licence, certificates and tenancies together, with a purple HMO badge so you can tell it apart from your other lets.
Same price, whatever you let
Free for 1 property, then £7.99 a month for up to 5 or £12.99 a month for up to 15, with 2 months free when you pay yearly. Long lets, HMOs and holiday lets all count the same, so a mixed portfolio sits in one account.
Questions
My HMO is smaller. Do I need a licence?
It depends on your council. Some councils license smaller HMOs, or all private lets in certain areas. Check with your council; if you don't need one, mark the licence "Not needed" and BeCert stops reminding you.
Does BeCert apply for my licence?
No. You apply to your council. We remind you when the renewal is due and keep the documents ready.
Can I track each room's tenancy?
You can record tenancy dates, deposits and day-one checks for the property. Separate room-by-room tenancies aren't supported yet, so tell us if you need them.
Is this legal advice?
No. BeCert helps you stay on top of your obligations. For anything specific, speak to your council, a solicitor or your landlord association.
