Terms of service
The agreement between you and BeCert when you use BeCert.
Last updated 8 October 2026.
About these terms
These terms apply when you create a BeCert account on the website or in the app. BeCert is for landlords and hosts letting property in England. By creating an account you agree to them.
What BeCert does, and what it doesn't
BeCert helps you keep track of certificates and legal checks for your properties and reminds you before they are due. We base the rules on official sources, which are listed in the app with the date we last checked them.
BeCert is not legal advice and is not part of GOV.UK. You remain responsible for meeting your legal duties as a landlord or host. If you're unsure, check the official source or get professional advice.
Reminders depend on the dates you enter and on email and phone notifications reaching you. Please keep your dates up to date and check the app regularly.
Your account
- Keep your sign-in methods secure and tell us straight away if you think someone else has used your account.
- Only add information you have the right to store, and don't upload anything unlawful or harmful.
- One account is for one landlord or business.
Plans and payment
One property is free. Paid plans are paid in advance, monthly or yearly, through our payment provider, at the price shown when you subscribe. Today they are: Landlord, up to 5 properties, £7.99 a month or £79 a year; Portfolio, up to 15 properties, £12.99 a month or £129 a year. Prices include VAT where it applies.
Free month. Each account can try Portfolio free for one month (two months if another landlord invited you). We don't take card details for the trial. When it ends you choose a plan or stay on Free; nothing is deleted, but you can only add properties up to your plan's limit, and reminders for properties over the limit pause 14 days after the trial ends until you choose a plan.
Referrals. When a landlord you invite with your link adds their first property, you get one free month, up to 12 a year. You must share your link yourself and only with people who'd expect to hear from you. We don't contact the people you invite.
You can cancel at any time in Settings. Your plan stays active until the end of the month or year you've paid for, then your account moves to the free plan. We'll tell you at least 30 days before any price change.
Data processing terms
For the property and tenant details you add, you are the controller and we are your processor. As UK GDPR Article 28 requires (legislation.gov.uk), we will:
- only use that information to provide BeCert to you, following your instructions
- make sure our staff and suppliers keep it confidential
- keep it secure, and tell you without undue delay if there is a breach affecting it
- only use suppliers bound by the same obligations, and tell you before adding new ones so you can object
- help you respond to requests from tenants and meet your own obligations
- delete or return it when you close your account, as set out in our privacy notice
- give you the information you need to show we meet these terms.
Availability and changes
We aim to keep BeCert available all the time but can't promise it will never be interrupted. We may change or improve features. If we make a change that significantly reduces what your paid plan includes, you can cancel and get a refund for any unused part of the month.
Our responsibility to you
[LIABILITY WORDING, FROM SOLICITOR]
Closing your account
You can close your account at any time in Settings. We may suspend or close an account that breaks these terms, after warning you where we reasonably can. Either way, you can download your data first, and we delete it as our privacy notice describes.
Law and disputes
These terms are governed by the law of England and Wales. If you have a problem, please contact us first at help@becert.co.uk and we'll try to put it right.
