About BeCert
BeCert is a reminder app for landlords in England who manage their own properties. It tracks gas safety, electrical (EICR) and EPC certificates, licences and the Renters’ Rights Act changes, and reminds landlords before anything is due. It is free for 1 property. It is run by Richard Hewston and based in Bromsgrove, Worcestershire.
About Richard Hewston
Richard Hewston is a landlord who has let homes in England for 15 years. Before BeCert, he worked with Purplebricks and other businesses, helping them set up their lettings services. He built BeCert because keeping certificates in a spreadsheet works on the day you make it, and then slowly drifts out of date.
What Richard can talk about
- The new landlord database, region by region. Dates and the fee are on our landlord database page, with links to GOV.UK.
- What the Renters’ Rights Act means for landlords with one or two homes.
- Why gas, electrical and EPC certificates get missed, from a landlord’s side and an agent’s side.
- The West Midlands, where BeCert is based and where landlords are the first in England to register, from 15 December 2026.
